Our Commercial Property Team are regularly instructed on the purchase of development sites with or without the benefit of planning permission for the development of (or intention to develop) residential dwellings.
The JMW Commercial Property Department has recently acted for a developer client in providing full legal service on the construction and sale of 51 new-build completed affordable housing units to a well-known housing provider for rent in Liverpool. The project value in this case is in excess of £5m.
Our Commercial Property Team has in recent years advised developer clients on the acquisition of a considerable number of town and city centre properties, their redevelopment as “mixed use” buildings (typically retail/office space at ground floor level with flats above) and the disposal of them in part or whole.
Our Commercial Property Team has recently advised a firm of surveyors on its lease of a city centre commercial property from a local authority landlord. The transaction was particularly complex given our client already occupied another part of the building (the lease having been granted by the previous freeholder) and was to surrender its existing demise and take occupation of its new demise, following completion of the relevant section of the new landlord’s refurbishment of the building.
Our Commercial Property Team recently completed the sale of a large number of office units in the Manchester on behalf of a developer following completion of the development. Our overall aim in this transaction was to facilitate a smooth transaction and realise our client’s capital on the sale, whilst remaining cost efficient.
