Metrolink Infrastructure Continues to Drive Flourishing Manchester Property Market

Residential sales in Greater Manchester have risen by 39% between 2018 and 2019, with destinations on the city’s Metrolink infrastructure continuing to lead sales in the region.

JMW Solicitors’ residential conveyancing team, led by Andrew Garvie, analysed data from both 2018 and 2019 to evaluate the number of house sales across Greater Manchester. 

The findings highlighted that M20, M3 and M33 are currently the most desirable postcodes in the region. Similar research conducted five years ago by JMW Solicitors identified the most popular postcodes as M1 (Manchester City Centre), M3 (north-west of the city centre) and M4 (north-east of the city centre).

Results showed that Ashton-under-Lyne, Wythenshawe, Radcliffe, Old Trafford and Rochdale were amongst the biggest leaders in terms of year-on-year sales increases from 2018 to 2019 - all of which are well-established areas connected to the Metrolink line. The data analysed in 2015 found Ancoats, Manchester City Centre, Sale, Didsbury and Prestwich to be areas with the largest increases from 2013-2014.

Andrew Garvie, head of real estate residential at JMW Solicitors, said: “It’s great to see property sales in Greater Manchester continuing to rise, showing the increasing consumer confidence in our local area.

“While the Metrolink hasn’t undergone any further intensive expansion since 2015 - with the exception of the line extending to Trafford Park - the improvements made five years ago have helped to increase the popularity of areas outside of the city centre and the closest neighbouring areas.”

In addition to the areas with notable growth, Crumpsall, Old Trafford, Hollinwood and Piccadilly are all new locations where people are buying homes compared to five years ago.

The ten postcodes with the biggest year-on-year rise in sales were OL6, M22, M26, OL16, M3, M2, M32, M29, M40 and OL2.
